HOUSTON, Texas – June 26, 2026 – Hartman vREIT XXI, Inc. announced that its Board of Directors, including all independent directors, has determined an estimated Net Asset Value (NAV) of $8.12 per share for the Company’s Class A, Class S, Class I and Class T common stock as of December 31, 2025.
The estimated NAV was established to assist stockholders and broker-dealers in evaluating the Company and to support customer account statement reporting requirements under FINRA regulations. The Board’s determination was based on a comprehensive valuation process that included recommendations from the Company’s advisor, the Audit Committee, and independent property valuations prepared by Herrera Partners.

Portfolio Highlights
As of December 31, 2025, Hartman vREIT XXI’s portfolio included:
- 10 wholly owned commercial properties and an approximately 83% tenant-in-common interest in an office property.
- Approximately 861,177 square feet of office space located in the Houston and San Antonio markets.
The Company’s estimated net asset value attributable to common stockholders totaled approximately $75.1 million, or $8.12 per share, based on 9,245,987 shares outstanding.
Independent Valuation Process
The valuation process followed the Institute for Portfolio Alternatives’ Practice Guideline 2013-01 for publicly registered non-listed REITs. Independent valuations of the Company’s real estate assets were prepared by Herrera Partners using market-based capitalization rates and property operating data.
The estimated NAV represents management’s assessment of the Company’s value as of December 31, 2025 and is intended solely as an estimate for reporting purposes. It does not represent a guarantee of realizable value, trading price, or liquidation proceeds.
